The average Vaughan detached home has crossed the insured mortgage cap

This is the number that should shape your Vaughan plan. In TRREB's September 2026 Market Watch the average detached home in Vaughan sold for $1,599,218 — above the $1.5 million insured mortgage cap. Above that cap, mortgage default insurance is unavailable at any price. Not expensive. Unavailable. Which means 20% down is the legal minimum, and on an average-priced Vaughan detached home that is roughly $319,844.

It also means your mortgage is uninsured, and uninsured mortgages at federally regulated lenders must pass the stress test: you have to qualify at the greater of your contract rate plus 2% or 5.25%. That requirement was unchanged as of 29 January 2026. On a file this size the stress test, not the down payment, is very often the binding constraint — plenty of Vaughan buyers have the cash and fall short on the qualifying calculation.

The flip side is that there is no insurance premium to pay, and no Ontario PST on a premium to find at closing. You also have more latitude on amortization than an insured file permits. It is a different structure, not simply a harder one.

The rest of Vaughan's market sits on the other side of the line. Condo apartments averaged $548,958, condo townhouses $747,688, attached townhouses $992,857 and semi-detached homes $1,024,654 — all insurable, all on the tiered minimum of 5% of the first $500,000 plus 10% above it. The gap between a Vaughan semi and a Vaughan detached is not just price; it is two different sets of rules.

Vaughan average prices and minimum down payments

Average selling prices from TRREB's September 2026 Market Watch for Vaughan, with the federal minimum each triggers.

Home typeAverage priceMinimum down paymentInsurance available?
Detached$1,599,218$319,844 (20%)No — above the cap
Semi-detached$1,024,654$77,465Yes — tiered

Condo apartment$548,958$29,896Yes — tiered
All home types$1,163,441$91,344Yes — tiered

Mortgage default insurance is unavailable at a purchase price of $1.5 million or more, which is why detached homes here default to 20%. On the insurable types, a CMHC premium applies below 20% down and the Ontario PST on that premium is cash at closing — it cannot be added to the mortgage.

Vaughan's new-build supply unlocks something most buyers miss

Vaughan has absorbed more new construction than almost anywhere in the GTA — high-rise around the Vaughan Metropolitan Centre, and a steady pipeline of new freehold in Kleinburg, Patterson and the northern edges. If you are buying one of those, there is a rule worth knowing.

On an insured mortgage, a 30-year amortization is available if either at least one borrower is a first-time buyer or the property is newly built. It is either/or, and the second branch is the one Vaughan buyers overlook. A repeat buyer — someone who already owns, or has owned, a home — purchasing a brand-new Vaughan townhouse or condo qualifies for the 30-year amortization on the strength of the property being new. I see this missed on new-build files constantly, and it directly affects what you qualify for.

The conditions: it applies to high-ratio owner-occupied purchases only, so it does not extend to a rental property, and it requires the mortgage to be insured — which means the price must be under $1.5 million. On a new Vaughan detached home above the cap, the 30-year insured option is simply not on the table. CMHC also adds a 0.20% premium surcharge when a first-time buyer takes the 30 years; a repeat buyer qualifying via the new-build branch is not subject to that surcharge.

New-build financing has its own mechanics regardless. Your purchase price was set in an agreement signed earlier; the appraisal happens near completion; interim occupancy and final closing are separate events with separate costs; and development levies and adjustments arrive at the end. Get the pre-approval done properly and revisit it as completion approaches, because lender rate holds and your own circumstances both move.

Land transfer tax in Vaughan: no municipal tax, and a $4,000 provincial refund

Vaughan is in York Region, outside the City of Toronto, so you pay the Ontario provincial land transfer tax only. There is no municipal land transfer tax in Vaughan, or anywhere else in York Region — not in Markham, not in Richmond Hill. Toronto is the only municipality in Ontario that charges its own.

That boundary is Steeles Avenue, and it is worth understanding if you are also looking at North York. A buyer comparing a house on the north side of Steeles with one on the south side is comparing two different closing-cost regimes on streets that look identical. The Toronto side carries a second land transfer tax; the Vaughan side does not.

First-time buyers in Vaughan claim the Ontario provincial refund of up to $4,000, and the province charges no land transfer tax on the first $368,000 of the price. You cannot claim the Toronto municipal rebate of up to $4,475 here — but you are not paying the municipal tax either.

To qualify: at least 18 years old; occupy the home as your principal residence within nine months of the transfer; never have owned a home or any interest in one anywhere in the world; your spouse must never have owned a home anywhere in the world while married to you; and you must be a Canadian citizen or permanent resident, or become one within 18 months of the transfer. Apply within 18 months of registration.

Three things that decide Vaughan files

The stress test on a large uninsured file

Above the $1.5 million cap you are uninsured, and you must qualify at the greater of your contract rate plus 2% or 5.25%. Lenders also differ markedly in how they treat bonus income, rental income and existing debt inside that calculation. On big files, lender selection moves the qualifying number more than the rate does.

Business owners and incorporated income

Vaughan has a deep base of small business owners, construction and trades operators, and incorporated professionals. Bank underwriting of that income is the most rigid part of the market; the broader lender panel is not. See self-employed mortgages for what documentation actually moves a file.

New-build timing risk

Between signing and closing, rates move, lender policy moves and your own income or debts move. A pre-approval taken out two years ago is a historical document. On new-build files I re-run the numbers as completion approaches so nothing is discovered in the final fortnight.

Renewals, switches and equity in Vaughan

Vaughan homeowners who bought before the last run-up hold a lot of equity, and most lenders cap a refinance at 80% of the appraised value as standard practice — that is the ceiling on what you can access, whether through a refinance, a HELOC, or consolidating higher-interest debt into one secured payment. A refinance is always stress-tested at the greater of your contract rate plus 2% or 5.25%.

At renewal you have a useful exemption. OSFI does not expect lenders to apply the minimum qualifying rate to an uninsured straight switch — same loan amount, same remaining amortization, no new money. That took effect on 21 November 2024, and it means you can often move your mortgage to a better-fitting lender without re-qualifying under the stress test. Add to the balance or change the amortization and it is no longer a straight switch. The switching page explains what survives the test and what does not.

Breaking a term early usually costs the higher of three months' interest or the interest rate differential. Which of those applies, and how large the differential is, depends on your lender's calculation method and the wording of your contract — there is no dependable shortcut. Send me your commitment and I will read it before quoting you anything.

FAQ

Honest answers

Do I pay Toronto land transfer tax if I buy in Vaughan?
No. Vaughan is in York Region, outside the City of Toronto, so you pay the Ontario provincial land transfer tax only. There is no municipal land transfer tax in York Region. First-time buyers can claim the provincial refund of up to $4,000, and no provincial tax applies to the first $368,000 of the price.
How much down payment do I need for a detached house in Vaughan?
Typically 20%. TRREB put the September 2026 average Vaughan detached price at $1,599,218, which is above the $1.5 million insured mortgage cap — and above that cap mortgage default insurance is unavailable, making 20% the legal minimum. On an average-priced home that is roughly $319,844.
Why can't I put 10% down on a $1.6 million house in Vaughan?
Because mortgage default insurance is not available at a purchase price of $1.5 million or more, and without insurance a lender cannot advance more than 80% of the value. The cap rose from $1 million to $1.5 million on 15 December 2024, but $1.6 million is still above it. Under $1.5 million, the tiered minimum applies.
Can I get a 30-year amortization on a new build in Vaughan?
On an insured mortgage, yes — and this is the rule Vaughan buyers most often miss. Thirty years is available if either at least one borrower is a first-time buyer or the property is newly built. A repeat buyer purchasing a new Vaughan townhouse or condo qualifies on the new-build branch. It applies to high-ratio owner-occupied purchases, so the price must be under $1.5 million.
What's the minimum down payment for a condo at Vaughan Metropolitan Centre?
TRREB's September 2026 average Vaughan condo apartment was $548,958. At that price the minimum is 5% of the first $500,000 plus 10% of the balance — about $29,896. Budget separately for the Ontario PST on the insurance premium, which cannot be added to the mortgage and is due in cash at closing.
Is it cheaper to buy in Vaughan or North York?
They are close on price but different on closing costs. Vaughan has no municipal land transfer tax; North York, being inside the City of Toronto, does. On the other hand TRREB's September 2026 Vaughan detached average of $1,599,218 is above the insured cap, as are the Willowdale North York districts. Compare the total cash to close, not the list price.
I own a business in Vaughan. How do lenders look at my income?
They look at how it is documented more than at the business itself. Some lenders want two years of filed personal returns with notices of assessment; others will work from corporate financial statements or a stated-income structure at different pricing and down payment requirements. This is where comparing a wide lender panel changes the answer, not just the rate.
